Commercial Roof Restoration

In the roofing industry, 3 things can be done on a roofing system.  It can be repaired, restored, or replaced.  Commercial Roof Restorations are often overlooked.

Small things are reparable.  However, multiple small things, older roofs nearing the end of their lifespan, large things…all of these lead to the options of restore or replace.

It is estimated that around 80% of commercial roofs are replaced before the end of their lifespan.  Many of these roofs may have been saved with a roof restoration instead.

Roof restoration is a method of recovering your existing roofing system with a layer of new material.

Types of Commercial Roof Restorations

There are 3 primary methods of commercial roof restorations – metal, coating, and single-ply membrane.

Metal.  Metal roof restoration is most frequently used on an existing metal roofing system.  New metal is used to overlay the existing metal.  Spacers may be used to improve air circulation or for the addition of increased insulation.  There is also a metal-on-metal option that eliminates the spacers and places the new layer directly on top of the older one.  Benefits include:

Roof Coatings.  Coatings are initially liquid and are either sprayed or rolled onto the existing roofing system.  As the liquid dries, it transitions into a solid, seamless sheet across the entire roofing structure.  This seamless nature is probably the best feature…no seams directly equates to no leaks.  Benefits include:

  • Waterproof
  • Seamless
  • Energy efficient

Membranes.  Membranes consist of thin layers of rubberized materials that are rolled across the existing roofing system.  These layers are attached to your roof either chemically (with the use of adhesives) or with mechanical fasteners.  The seams are then either glued or heat welded together.  Done correctly, this forms a virtually seamless roof system, single layer of protection.  Other benefits include:

  • Ease of installation
  • Environmentally friendly
  • No loss of Productivity like a roof tear off

All methods of restoration require the underlying roofing system to be clear of major defects, debris, and other potential hazards.

Benefits of Roof Restoration

There are many benefits to be considered in restoring that existing roofing system.  In addition to it costing much less than a full tear-off and replacement, other benefits to consider are:

Energy efficiency.  Restoration allows you to vastly improve the energy efficiency of your commercial roofing system.  New technology has improved roofing materials to such a degree that savings of 30% to 50% on your cooling bill are reasonable.

Environmentally conscious.  Tear-off and full replacement tends to send a LOT of debris into our landfills.  Restoration eliminates that issue.

Time Savings.  It takes a while to replace your entire roof.  The restoration takes a mere fraction of the time.  It also produces much less noise, which directly equates to less imposition in your business routine.

Credits/Incentives.  Some forms of restoration are ENERGY STAR® rated.  Additionally, some may qualify for federal or local credits and incentives to help offset the cost.

Longevity.  Restoration of your existing system increases the longevity of your roofing structure, by as much as decades.
