Tips for Hiring a Commercial Roof Repair Company

In this post we will cover some tips for hiring a Commercial Roof Repair Company.  For goodness sake, please don’t just let anyone up on your roof.  There’s a lot more at stake than you think.  Think about the product you sell and equipment you store inside your building(s).  How much foot traffic goes through the leak area?

I can honestly say at least twice a week I go onto a roof that has had improper repairs put down on it.  Not to mention, not only are the repairs improper a lot of times they are in the wrong area of the roof.

Every roofer and roofing company is not created equally.  Trust me!  I had a running joke back when I was a hiring manager that “Every roofer I met was a better roofer than the last.”  Truth is, you don’t really find out who a roofer is until you get them up on the roof.

Some roofing companies may only install single ply, while others only install metal.  Some may or may not have a service department.

As a building owner, President, Property Manager, Maintenance Manager or anyone in charge of hiring a Commercial Roof Repair Company, it’s important to be ready when they arrive to inspect your building.  Unfortunately, some smooth talking goes a long way in this industry.  There needs to be a little more to it than that.  Lets dive into some tips on Hiring a Commercial Roof Repair Company:

Get Referrals from Colleagues.

Referrals are always a good bet.  It never hurts to have someone kick the tires before you purchase.   Haha.  What better than to use a roof repair company that someone had used previously.  The referrer will know a lot about the contractor.  They will know how professional they were, if they were on time, if they were uniformed, if they showed up in a Honda Civic with a ladder strapped to it and most often than not, if they fixed the leaks,   Trust me when I say, referrals go a long way in this business as well as others.  Confide in your colleagues.

Google Them

Google is a very powerful tool in everyday life.  Who doesn’t use Google to diagnose themselves before going to the doctor?  (Asking for a friend.)  I definitely do not recommend that.  I hear you get a nice lecture if you do,   Simply type in their company name and you should have a plethora of articles to read from.  From web site pages to blogs.  Projects they have worked on.  My personal favorite is to check their reviews.  You can’t go wrong using Google for hiring your Commercial Roof Repair Company.

Have questions ready.

Make sure to have questions ready when you first meet the contractor.  Standard questions are:

Are they insured?

Every Commercial company has a policy on their insurance requirements.. A contractor should have anywhere for $500,000 to $25,000,000 in coverage depending on who you do business with. For the most part a $1,000,000 will get you through the door. Obviously as a hiring manager you want to make sure its current and up to date and the roofing company has enough insurance for your assets.. If you’re doing long term business you may want to be additionally insured so that you can be aware of any changes to the commercial roof repair company’s policy.

Do your repairs carry a warranty?

Any reputable repair company will usually offer a warranty. Don’t get me wrong, occasionally there will be a roof that just cannot be warranted, but most repairs will come with some kind of warranty. Make sure it is clearly specified in the contract.

How long have you been in business?

Do you have references?

Every company should have references. Their references should be from existing commercial clients. Almost every satisfied customer is usually more than happy to be a reference for any reputable company.

Do you have a safety program?

Any question specific to your company’s concerns should be answered.

Tip:  A good repair company will provide before and after photos.  In progress photos for larger projects.

If you don’t trust them, don’t hire them!

I cant stress this one enough.  Sometimes you have to trust your inner instinct.  Like they say.  If it looks like a duck, acts like a duck and quacks like a duck, it;s probably a duck.

During the meeting, you and the representative for the roofing company should have built some kind of rapport.  If you don’t feel comfortable, continue looking for the right fit.

Hire Local!

This one is pretty straight forward.  Do you really want someone from Florida working on your Houston Roof?  How quick are they going to get to that warranty issue on your new roof?  There are a lot of great roofing companies out there.  Sometimes it just takes a little research.
